Oak Lawn Epoxy Flooring is an epoxy flooring and concrete coating company serving Oak Lawn, IL and the surrounding southwest suburbs. For more than 20 years we have ground, repaired and coated concrete in garages, basements, shops, clinics, kitchens and warehouses, and the lesson those years taught us is simple: a floor fails at the slab long before it fails at the coating.

That is why we spend so much of every job on the parts nobody sees once the floor is finished. The preparation, the testing and the repairs are what decide whether a floor still looks right after its tenth winter, and they are the parts we refuse to rush. Garage slabs here face rock salt and brine every winter, so the systems we put on them are chosen to hold up to it.

Our Approach

The dust extractor wheeled down an Oak Lawn side driveway to the van at the end of a garage floor job.

We open every slab mechanically, with a diamond grinder or a shot blaster, and never with an acid etch. Before a price is final, a moisture test is written into the scope, and cracks, spalls and old coatings are mapped so we can tell you honestly when a slab needs repair, or even replacement, before it should be coated. Grinding dust goes into a vacuum at the machine, never down a floor drain or toward a storm inlet.

Our proposals are written to be checked. Each one names the product line, the number of coats and the finished thickness, and we explain what the coating warranty leaves out before the job is sold, starting with moisture.

Cure schedules follow slab temperature and dew point rather than the calendar, so an unheated garage in deep winter is told to wait. Homeowners get a written contract and the Illinois consumer-rights pamphlet when the job is large enough to require them, we stay inside the state’s VOC limits for floor coatings, and we check each village’s registration, bond and insurance rules before booking, since Illinois has no state flooring license. We also never sell a coating as radon reduction, because in Illinois that is licensed mitigation work.

What We Do

We install epoxy garage floors, flake and metallic epoxy floors, polyaspartic floor coatings, basement floor epoxy and polished concrete, along with concrete grinding and floor repair. For businesses we build commercial, industrial, ESD and commercial kitchen flooring, phased around opening hours with night and weekend work when a space cannot close. If you have a floor in mind, contact us for a free estimate, and we will look at the slab with you before we write a price.
